Hardwood pricing has one asymmetry worth understanding: you buy material by the box including waste, but you pay labour on the finished floor area. Cutting waste is real and layout-dependent — 5% for a plain rectangular room, 8 to 10% for several doorways and closets, and 15% for a diagonal or herringbone pattern where every board meets a wall at an angle. Underlay, adhesive, transitions and trim add roughly 50 cents to a dollar a square foot and are usually the line missing from a DIY budget. Installed cost typically lands at about 1.7 times the material price for engineered board, which is the sanity check to apply to any quote.
Hardwood Floor Cost
Purchase area = floor area x (1 + waste%); total = purchase area x (board price + underlay) + floor area x install rate
8% for a normal room with a couple of doorways, 15% for diagonal or herringbone. Keep the offcuts and a spare box — the same batch will not be available in two years for a repair.
Usually similar per square foot at a given quality, but engineered installs faster over concrete or underfloor heating, so the all-in figure is often lower. Solid wood wins if you want to sand and refinish repeatedly.
